Technically you don't have to have a realtor in order to buy or sell real property in  Colorado.  In Colorado, Title Insurance Companies tend to control the real estate closing.  The Colorado Real Estate Commission has promulgated standard forms for a real estate sales contract and all other aspects of a real estate sale and you may download them.
